Emissary Properties LLC d/b/a EP Homes (“EP Homes,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy explains how we collect, use, disclose, protect, and retain personal information when you visit EPHomes.in, submit an inquiry or application, communicate with us, make a payment, sign documents, request maintenance, or participate in a property-specific lease or purchase-option transaction.

This policy does not replace any separate screening authorization, payment authorization, messaging consent, agreement, disclosure, or legal notice provided during a transaction.

• Payment information: Payment amount, date, status, transaction identifier, payer information, and limited payment-account details made available by the payment provider.

We may receive information directly from you or a co-applicant, from property owners or sellers, employers, prior landlords, references, consumer-reporting or verification providers, public records, property-data sources, and website or transaction service providers.

• Evaluate potential properties and proposed transactions.

Sensitive application, screening, identity, income, and payment information is not used for targeted advertising.

3. Consumer Reports and Screening

EP Homes may obtain tenant-screening or other consumer reports only with the required authorization and for a legally permitted housing purpose.

This Privacy Policy is not a consumer-report authorization. Screening authorization, screening criteria, application decisions, adverse-action notices, and Fair Credit Reporting Act rights are handled through separate documents and notices.

Questions or disputes concerning information supplied by a consumer-reporting agency should be directed to the agency identified in the applicable screening or adverse-action notice.

4. Payments and Sensitive Information

Payments may be processed through third-party payment providers, including Stripe or payment services integrated with Jotform. Those providers collect and process payment-method information under their own privacy and security practices.

EP Homes may receive the payer’s name, payment amount, date, status, transaction identifier, and limited payment details available through the provider.

Do not send Social Security numbers, full card or bank-account numbers, government identification, passwords, or sensitive income documents through ordinary email or text. Use only the secure form, screening-provider portal, payment link, or document process designated by EP Homes.

5. How We Disclose Information

We may disclose information when reasonably necessary to:

• Website, hosting, form, analytics, payment, screening, verification, electronic-signature, document, automation, communications, data-storage, security, and customer-management providers.

• Property owners, sellers, transaction counterparties, closing or title professionals, attorneys, accountants, insurers, inspectors, contractors, maintenance providers, and other professionals involved in a proposed or active transaction.

• Consumer-reporting agencies, screening providers, employers, prior landlords, or references during authorized verification.

• Courts, government agencies, law enforcement, or other parties when required or permitted by law.

• A successor or advisor involved in a proposed or completed business sale, financing, merger, reorganization, or transfer.

• Other parties at your direction or with your consent.

Current website-related providers include Hostinger, Jotform, Stripe, and consent-based platform analytics. Providers may collect information directly through embedded forms, payment pages, or other integrations, and their own privacy policies may apply.

EP Homes does not sell or rent personal information. We do not disclose mobile numbers, SMS opt-in information, or messaging consent to unaffiliated third parties for their independent marketing or promotional purposes. Communications providers may process that information only to help EP Homes deliver messages.

Certain property-related documents may be recorded with a county Register of Deeds. Information appearing on a recorded instrument may become part of the public record.

6. Calls, Texts, Emails, and Mail

EP Homes may communicate with you to respond to inquiries, provide property or application information, administer transactions, process maintenance requests, provide required notices, or send permitted marketing communications.

Where consent is requested for automated or marketing calls or texts:

• Message and data rates may apply.

• Consent may also be revoked through another reasonable method.

Marketing-email recipients may use the provided unsubscribe method or contact EP Homes. Opting out of marketing does not prevent nonmarketing, legally required, or transaction-related communications through another permitted channel.

7. Cookies and Website Analytics

Our website and integrated providers may use cookies and similar technologies for hosting, security, form operation, payment processing, preferences, and website analytics.
