What is the NROC?
The Non-Refundable Option Consideration (NROC) is a one-time fee that gives you the exclusive right to buy the home at an agreed-upon price during a set period of time, called the option period.
The option period is the timeframe during which only you have the right to purchase the home under the terms of your Option to Purchase Agreement.
By paying the NROC, you reserve the home and gain the contractual right to work toward buying it in the future. This fee shows your commitment to the program and allows us to stop marketing the property to other potential buyers.
What the NROC Does
Your NROC:
✓ Gives you the exclusive right to buy the home during the option period.
✓ Locks in the purchase price listed in your Option Agreement.
✓ Allows you to continue in our path-to-homeownership program.
✓ Reserves the property for you and your household.
✓ Shows your commitment to becoming a homeowner.
What the NROC Does NOT Do
The NROC is important, but it is also important to understand its limits.
The NROC:
✗ Is not a security deposit.
✗ Is not rent.
✗ Is not a down payment.
✗ Does not mean you have purchased the home.
✗ Does not make you the owner of the property.
✗ Does not guarantee that you will qualify for a mortgage later.
✗ Does not build ownership value (equity) in the property.
✗ Is not refundable if you choose not to buy the home, move out, are evicted, or do not complete the program.
Your Responsibilities
As a tenant buyer (someone who rents the home while working toward purchasing it), you are responsible for:
• Paying rent on time.
• Taking care of the property as required by your lease.
• Working toward meeting your future financing and mortgage goals.
• Following all terms of your lease and option agreements.
Successfully completing the program and buying the home will depend on your financial progress and your ability to obtain financing when you are ready to purchase.
